ART04- Hansaviertel.

Se ha consultado la información de algunas agencias inmobiliarias que presentan planos de las viviendas para la venta y en ninguna se ha podido localizar esa opción. located next to the south-facing dwellings, as there is a space inaccessible from the corridor that is used as another bedroom in the adjoining rooms. The systematic and rigid structure of concrete porticoes every 4.25 m and the central corridor of 3 m generates, on each façade, areas of 32 m2 where the entrance hall, the kitchen, the staircase leading to the upper or lower floor and the living area have to be distributed, a disproportionate surface in relation to the 2 bedrooms located on other levels of 24.7 and 30.0 m2. On the floors that do not have the rue interior, this space is used for the bathrooms and interior hallway. In relation to other Unités designed by Le Corbusier, the solution of dividing the bay into two equal rooms to provide two children’s bedrooms connected by the façade should be highlighted. The architect only used this solution in the dwellings located on the south11 façade. SINGLE-FAMILY DWELLINGS In the broad typological programme of the Hansa district, a total of 21 dwellings were built around the Händelallee, the U-shaped inner road that begins and ends at the Klopstock Straβe on the easternmost side, designed by the following architects: 5 by Ludwing (28), 4 by Jacobsen (29), 2 by Weber (30), 3 by Giefer and Mäckler (31), 3 by Krahn (32), 1 by Möllendorf and Ruengenberg (33), 2 by Ruf (34) and 1 by Hönow (35). The plots on which they are located range from just over 200 m2 (Ruf and Hönow) to over 400 m2 (Ludwing type 3 and Jacobsen type 1). Each technician opted for the most suitable grouping in relation to the available site, with no clear criteria for their relationship. In addition to the road on which they are arranged, 2 interior streets in a cul-de-sac were planned for road access. All of them have a small garage of 13 to 15 m2 linked most of the time to the dwelling. Some do not have a courtyard, such as those of Ruf (34), others have 1 or 2, and a few are organised around 3 courtyards, such as Krahn’s types 1 and 2 (32). If they have 2 courtyards, one is usually a service courtyard, as in Giefer and Mäckler’s (31) and Hönow’s (35). The average floor areas are larger than those of the towers or linear blocks, and range from 84 to 99 m2 for Ludwing (28) and 102 m2 for Hönow (35), to the largest designed by Möllendorf and Ruengenberg (33) of 211.9 m2, although this house is the only one with a large workshop area. The programmes are similar to those discussed above and most of them have 1 large bedroom and 2 single bedrooms. 11 We have not been able to locate any original plans of the project showing the solution of two narrow bedrooms for children. Information has been consulted with some real estate agencies that present plans of the houses for sale and none of them have been able to locate this option. Figura 12.
